HOW OUR APPLICATION PROCESS WORKS
Applying for a rental apartment can be a stressful and a time-consuming process. Due to the overwhelming demand for apartments in our region, JMC Management Group places strict time requirements to submit or provide information so that we may move through the process in a timely manner. Failure to provide these requested documents within the specified time frame may result in rejection of your application. However, having your required documents prepared in advance, and being accessible during the application review, we can better help the process move swiftly. Typically, it takes approximately two weeks to be approved if you are qualified.
To help you through this process, please review the timetable below to better understand what to expect.
- APPLICATION: Complete our application for an apartment. Our applications are available for pick up, in person, at our main office located at 101 Prosper Way, Unit 6, Brick, NJ. WE DO NOT MAIL APPLICATIONS. When you pick up an application, our leasing specialist will provide a list of what apartments are available at that time. If you have interest in one of the available apartments, you must complete and return the application within THREE (3) business days, along with $250.00 non-refundable application fee* for all prospective tenants age 18 or older. Also required at this time is two government issued photo ID’s, two consecutive years of signed tax returns, 12 months of personal bank statements, and proof of income (8 weeks of pay stubs). Additional information may be required to process application. Application fee must be in the form of money order.
- PRELIMINARY REVIEW/VERIFICATION PROCESS: Once JMC Management Group receives the above information, we will review your application and conduct a credit and previous landlord check, as well as income verification, based on the information and documentation provided on the initial application. If it is determined that your application meets our requirements, we will contact you, via email, to notify you of PRELIMINARY APPROVAL along with a scheduled date and time for you to return for intake/lease signing. At this time, you will be offered a lease, which must be executed within five business days. At time of signing of lease, applicant(s) are required to submit a security deposit and one month’s rent.
- LEASE SIGNING: If you are not able to attend the lease signing meeting, you can email us at the following email address: firstname.lastname@example.org to reschedule, which must be within FIVE CALENDAR DAYS. If you fail to respond to our approval email above, we will remove your application and leasing offer.
